As always we wish to recognize our graduating seniors on a banner at the entrance of the neighborhood.  If you have a student that will be graduating from college or high school and would like to have their name included on the Congratulations Banner,  now is the time to step-up!  Contact our Banner-chairperson Chris Ring at 770.469.5337 by April 20th..  Also, Chris request one Graduating-family to help put-up and take-down the banner. Special Mailing of the Chatter-Jan/Feb 2011 ...

I.                     CWE HOA Annual Meeting

The 2011 Cherokee Woods East Homeowners Association annual membership meeting will be held Sunday, January 30, at 7:30 pm at the clubhouse.  The meeting is open to all active class A and B members in good standing.  Basically, this means people who paid their $500 or $600 dues last year and have no outstanding debt to the HOA.  If you are not sure of your membership status you can contact a member of the board of directors for clarification.  We are listed on the CWE web site at:  http://www.cherokeewoodseast.com/contact.htm

The primary purpose of the annual meeting is to approve next year’s budget and set membership dues.  Due to increases in both maintenance expenses and defaults on dues payments, we were initially forecasting a loss unless we increased dues by $50 next year.  However, an anonymous, one-time donation of $5,000 has allowed us to balance the budget while leaving next year’s dues at $500 for class A members and $600 for class B.  Therefore the board is proposing that dues remain at $500 for class A members and $600 for class B members.

Starting this year, dues will be due on March 1, and for those making installment payments, they will be due on March 1, April 1 and May 1.  This will ensure that all payments are in before the pool opens and new rec area ID tags are given out.  CMA, our property management firm, will be sending bills out shortly after the budget is approved.

II.                    Pool and Clubhouse Rentals

The pool and clubhouse may be rented by both members and non-members of the HOA.  We have recently installed a new heating and air conditioning system, with much-improved capability, in the clubhouse to make it more usable for dressier occasions.  Contact Todd Going at 770-696-4901 to inquire about rentals.

III.                  Swimming Pool Issues

Pool usage continued to decline last season, but we had an increase in problems with security, specifically with pool furniture breaking from people using it to climb over the fence during off hours.  To combat the security problem we are looking into replacing the four-foot fence around the pool with an eight or ten-foot fence.  Right now it appears that a higher fence would cost roughly the same as having lifeguards for the summer.  Therefore, to deal with both the security and usage issues we are considering eliminating lifeguard coverage altogether in order to pay for the fence.  Most other subdivisions have already eliminated lifeguards.  Input will be welcome at the annual meeting.

IV.                  Rec Area Security

We have called the police a number of times during the past year to investigate suspicious activity in the rec area.  Arrests have been made for drug and weapons possession.  We will continue to prosecute trespassers.

V.                   Neighborhood Security

From time to time we get inquiries about starting up a Neighborhood Watch-type program (Gwinnett County calls it the C.O.P.S. program).  We are in favor of this but a volunteer is needed to coordinate it for the neighborhood.  The volunteer does not have to be a member of the HOA.  If you are interested, there is more information on the county’s web site: http://www.gwinnettcounty.com/portal/gwinnett/Departments/Police/CrimePreventionUnit/C-O-P-S-

NEW: 2011 MEMBERSHIP DUES:

Beginning in 2011, your annual Membership Dues will be payable in full by May 1st in order to get your 2011 Pool Tags. This ensures that we aren't giving MEMBERSHIP-TAGS to Members that are late paying their dues when the NEW FISCAL YEAR STARTS (pool opens). WATCH FOR INVOICE FROM OUR PROPERTY MANAGEMENT-CMA. And also Entrance-Sign notices.  Our goal is for a smooth transition into the new fiscal year.

ATTENTION ALL HOMEOWNERS:

  • Effective January 1, 2010, the Community Management Associates property management firm will be handling all of CWE's accounting functions including collection of dues, bill payments, production of monthly financial statements, assistance with annual budget preparation, and providing tax information to our CPA firm for tax return preparation.  They will provide each CWE member with access to an online billing system which will allow members to pay dues by electronic bank draft or credit card (as well as by US Mail).  In addition, they will coordinate legal action by our law firm when members do not pay their dues, handle requests for closing letters from real estate attorneys and maintain our membership records.  More details will be announced in the next few weeks.
